APUNTES PARA EL ANÁLISIS DEL DESARROLLO SOSTENIBLE: mercado y gentrificación ambiental | Cristóbal Pérez Magaña
El artículo analiza críticamente cómo el desarrollo sostenible, pese a su discurso orientado a erradicar problemáticas estructurales como la pobreza y la degradación ambiental, se concreta en prácticas dominadas por la lógica del mercado. En el ámbito urbano, la “ciudad sostenible” se materializa en tecnologías, infraestructura y programas que, aunque buscan mejorar el ambiente y la calidad de vida, suelen fomentar la competitividad territorial y atraer inversión privada, reproduciendo desigualdad espacial. Un ejemplo central es la infraestructura verde, que además de beneficios ecológicos, incrementa el valor del suelo y promueve procesos de gentrificación ambiental. La metodología se basó en un análisis documental que integró revisión bibliográfica y hemerográfica. Se examinaron textos académicos, documentos institucionales y notas periodísticas para identificar marcos conceptuales, debates y evidencias recientes. La lectura crítica y la comparación temática permitieron construir el argumento y contextualizar los procesos socioambientales analizados.

Abstract
This article critically analyzes how sustainable development, despite its rhetoric aimed at eradicating structural problems such as poverty and environmental degradation, manifests itself in practices dominated by market logic. In urban areas, the “sustainable city” is embodied in technologies, infrastructure, and programs that, while seeking to improve the environment and quality of life, often foster territorial competitiveness and attract private investment, thus reproducing spatial inequality. A key example is green infrastructure, which, in addition to ecological benefits, increases land value and promotes environmental gentrification. The methodology was based on a documentary analysis that integrated a review of bibliographic and newspaper articles. Academic texts, institutional documents, and journalistic pieces were examined to identify conceptual frameworks, debates, and recent evidence. Critical reading and thematic comparison allowed for the construction of the argument and the contextualization of the socio-environmental processes analyzed.
